EXCAVATION: All top soil in the immediate area of the structure will be stripped and stored elsewhere on the property for future use.  Excavate basement and trenches as needed, remove trash from around basement, backfill rough grade and finish grade.

 

 CONCRETE

    Footers:  Footers shall be 24" wide, 12" thick with 3500 psi concrete

    Floor:  Concrete floor in basement to be 4" thick with 3500 psi over 6" of ¾ stone.  Basement perimeter will be French drained to a sump pit.

    Basement:  10" poured foundation walls, 8’ high

    Waterproofing all walls below grade.

SPECIFICATIONS

    Sill Plates:  All sill plates shall be 2x6 pressure treated lumber and fastened with anchor straps or bolts

    Floor Joists: 1st and 2nd floor joists 2x10 16" center

    Sub Flooring:  Shall be ¾" tongue and groove OSB (glued).

    Plates:  All plates shall be 2x4 single bottom double top plate

    Studding: 2x4 studs 16"center

    Exterior Wall:  7/16" wafer board sheathing

    Ceiling Joist: manufactured trusses on 24" centers

    Rafters: manufactured trusses on 24" centers

    Porch Rafters: manufactured trusses on 24" centers

    Roof sheathing: 1/2" OSB. Nailed at each rafter.

 

ROOFING

    Felt:  Furnish and install 30lb felt paper over roof sheathing on entire roof. Install ice and water shield on perimeter roof edges

    Roof Vent:  install ridge vent over entire ridge

    Shingles:  Furnish and install 30-year 3 dimensional shingle (color selected by buyer)

 THERMAL AND MOISTURE PROTECTION

    Wrap entire house with TYVEK

    Walls 3 1/2 fiberglass R-13

    Ceilings fiberglass blown in R-38

 DECK:  10' X 12' Premium grade pressure treated lumber.  Left unfinished.

WINDOWS:  All windows shall be Simonton or equal, single hung, white vinyl, thermal, half screens

 EXTERIOR DOORS:  All doors to be steel pre-hung, manufacturer to be determined

INTERIOR DOORS:  Furnish and install pre-hung, 6 panel manufacturer to be determined

 DRY WALL:  Furnish and install ½" drywall throughout entire house, tape and finish.

 INTERIOR TRIM

    1) Casing: Furnish and install 2 ¼" finger joint (wood) colonial around all doors.

    2) Baseboard:  Furnish and install 3" paint grade

    3) Window Sills:  Furnish and install 3 1/2 x 3/4 window sill, paint grade

      a) Optional window casing.

       

 KITCHEN

    Cabinets:  Furnish and install (Kitchen Kompact), Base includes Maple wood, and optional cabinets from builder’s samples. 

    Counter Tops:  Furnish and install formica tops in kitchen

    Appliances: GE dishwasher, GE self cleaning, smooth top range, and GE range hood Microwave, and optional cabinets from builder’s samples. 

     

     

BATHROOM ACCESSORIES

    1) Master bath Maxx 48" fiberglass shower, which includes Sterling shower door.

    2) Vanities (manufacturer to be determined), with cultured marble top or His and her vanity in master bath.

    3) 30" vanity in hall bath.

    4) Hall bath, Maxx 5’ foot fiberglass tub with shower rod.

    5) Toilets, water savers, Sterling or equal

    6) Faucets will be Moen or equal 

     

PAINTING

    All walls and ceilings to be sprayed and back rolled with flat wall paint.  M.A.B.

    Trim and doors to be painted with one coat flat and one coat semi gloss to match walls. 

        a. The color of the trim may be changed by owner at an extra charge 

         

FLOORING

    Shaw, 24 0z. Nylon carpet, one color throughout. Upgrades available.

    Vinyl sheet goods in Kitchen, Power room, and both baths. Tile optional

    Shaw Laminate in first floor hall.

    Hard wood floors optional.

EXTERIOR FINISHES

    Vinyl Siding:  Furnish and install 5" vinyl or equal.  Color to be determined.

    Vinyl soffit:  Furnish and install vented soffit where needed.  Color to be determined

    Trim:  Wrap all fascia and rake boards with coil stock.  Color to be determined.

    Gutters:  Furnish and install seamless gutters and downspouts where needed.  Color to be white

     

 PLUMBING

    All supply lines to be copper.

    All vents and drain lines to be p.v.c. pipe

    All fixtures to be Moen or equal.

    All toilets to be Sterling or equal.

    All tub/showers to be fiberglass.

    Furnish and install (1) washer hook-up with utility tube if accessible to plumbing, otherwise a pump will be installed at buyer’s expense

    Furnish and install (1) hose bibs and shut off valves.

    Furnish and install one 80-gallon electric hot water heater.

     

HEATING 

Heating and air conditioned to be sized by contractor.  Units will be a heat pump.

 

FIRE SPRINKLERS

To Sharon Hill Borough specifications, in Sharon Hill only.

 

 ELECTRICAL

    Furnish and install 200 amp service

    Furnish and install approx (30) receptacles

    Furnish and install approx (15) switches

    Furnish and install (2) phone jacks, one in kitchen and 1 in master bedroom

    Furnish and install (4) TV jacks.  Liv, master bedroom and 2nd & 3rd bedroom

    Furnish and install exhaust fans in bathrooms without windows

    Furnish and install G.F.I. receptacles where needed.

    Furnish and install (5) smoke detectors

    Furnish and install approx (10) light fixtures with bulbs

 

FINISH GRADING

1)     Sod front yard, rake and seed side and back yard as per grading plan. 

 

 LANDSCAPING

1)      Builder to install 4-6 shrubs and 4-6 ground plantings across the front of house with mulch beds.  Number of shrubs and plantings and the type of species are at the builder’s discretion

 

DRIVEWAY

1)      Furnish and install 4" of stone over driveway base

2)      Furnish and install 2 ½" blacktop

3) Marcus Hook, two parking spaces off service alley, proximity 20’x 25’

4) Garages are custom designed per customer’s specifications.

 

 SIDEWALK

1)      All sidewalks and apron per engineering plan.
